Odd Water Regulator Problem

November 19th, 2009

My water regulator is about 8 years old. I just put on a pressure gauge to check it. It read about 60 psi with water turned off and 55 psi with water faucet turned on. OK. Then, with the water not being used for about 4 hours, I checked the pressure gauge and it read 85 psi!! I turned the water on for a few seconds and it went down to 55 psi. Two hours later with no water used, it was up to 95 psi! I then backed off the screw counter clockwise 3 complete turns. I got a static reading of 55 and about 50 with the water turned on. After an hour it was at about 55-60. Yet a few hours later it was back up to 85 psi again and four hours later at 105 psi. I suppose if I waited another few hours it would go up to street 120 psi?

Is this normal for the psi to shoot way up when the water is NOT used for 2 to 8 hours like at night when you are sleeping?. Or is my regulator shot and telling me I need a new one?

If your pressure readings are coming from after the PRV, the gauge should go no higher than the set pressure. You are probably due for a new PRV.
If you are reading this Before the PRV, the pressure can read anything it wants.
Also make sure the pressure gauge you are using is working properly.
